  • 5–40 units, or mixed-use with a residential component
  • Deferred maintenance / under-market rents okay — that's the deal
  • $500K – $6M purchase price
  • Secondary and tertiary markets preferred over primary metros

Operating Businesses

Profitable, owner-dependent, ready for a systems upgrade

  • $750K – $10M revenue, real EBITDA (no addbacks fantasy)
  • Founder/owner transitioning out — retirement, burnout, no successor
  • Service, light manufacturing, or tech-enabled — not pure retail
  • Open to seller financing or an earnout structure

Capital Placements

Debt or equity tickets into deals we're not operating

  • $250K – $2M ticket size, debt or equity
  • Real estate or operating-business-backed, not speculative
  • Clear exit or refinance path inside 3–5 years
  • We move fast once diligence is real — no committee delays
